Reserving a room

When you reserve a room, we agree to turn away all other requests for the room you select and hold it for the requested days. You agree to pay the rate quoted for the number of days you reserve it.

Minimum Stays

A two-night minimum stay is required. Holidays and Special Area Events have three-night minimums; on holidays and some weekends in July and August, the minimum is three or four nights. Sundays and the occasional one-night availability are possible, please call and just ask we will be happy to let you know. Please check our availability calendar for each room.

Deposits

For stays of two or more nights, a 50% deposit is required to guarantee your reservation. For stays of one night, the deposit is the full amount. Rates are subject to 8.25% New York state sales tax and 4% Dutchess County tax.

Cancellation Policy

Deposits are refundable, less a $45 per room service charge, if your cancellation is received 14 (fourteen) or more days in advance of scheduled arrival. In the unlikely event that you must cancel with less than fourteen (14) days’ notice, shorten your stay or check out early, please understand that you risk losing your deposit. If we can rebook your room(s), a full or partial refund may be made, less the $45 service charge.

Whole House and Holidays Cancellation Policy

Rates/policies are subject to change and vary during high impact periods and for special requests. A 60-day cancellation notice is required on whole house bookings or when three or more rooms are booked, and for some holidays and special events. The cancellation fee is 20% of the total deposit. If less than 60-day notice is given, you will lose your deposit.

Our Environmental Footprint

We COMPOST all food scraps, which eventually turn into great soil for our gardens or snacks for the chickens, horses and donkeys. We recycle plastic, glass, aluminum, and paper. We urge you to enjoy our own natural well water and avoid purchased water in plastic bottles. We never put poisons or weed killers on the lawn or gardens. Hence, there is a healthy frog, toad, and bird population for you to enjoy watching and listening to, as we haven’t killed all the insects!

Because of Covid19 we do not provide housekeeping services on a daily basis, so your rooms will not be straightened. We apologize for the inconvenience.

We grow some of our own herbs, fruits and vegetables in season as well as our own eggs. We offer locally grown and made produce, milk, fruit, jams, baked goods etc. as often as possible, and we can direct you to great farm stands, farmer’s markets, and restaurants which offer the same. We pride ourselves on making our breakfasts …from scratch, wholesome and plentiful. You will enjoy !

Extra People/Minimum Age

Some of our Main Lodge rooms can accommodate more than two people; there is a charge of $45.00 per extra person including children over 12 years of age.

Children 7 years old to 12 years old are a $25.00 charge.

If renting the entire property, children under the age of 7 are welcome, there is a $25.00 charge per child.

Pet Policy

Due to the nature of our farm, gardens, livestock and wildlife outside and its many antique furnishings inside, pets are no longer accepted at WhistleWood Farm.
